The subject was a total acquisition of a commercial building located in the city of St. Louis Park. The property was owner-occupied and operated as a Holiday gas/convenience station. It was needed for the upgrading of the interchange of Highway 7 and 100. MnDOT has acquired the property thru eminent domain. The owner filed a “going in concern” claim (loss of business). Mr. Richard Berning produced the business valuation appraisals based upon three hypothetical scenarios. He was very cooperative, dependable and produced high quality work. The parcel settled in mediation before court testimony was required.
